Ms. Aliwassa Pathnadabutr, Managing Director of CB Richard Ellis (CBRE) in Thailand, announced the formation of business partnership with Horizon Investment Management, focused on the identification, debt financing and structuring of property investments for Thai Investors.
Horizon Investment Management, a privately owned and independently managed Real Estate Fund and Investment Manager, has European offices in Paris, Amsterdam, Brussels and Luxemburg, as well as a presence in London. Horizon Investment Management currently has some Euros 2 billion (THB 84 billion) of commercial real estate assets under management, made up by its own property investments as well as those of its Investor clients. Horizon Investment Management’s client and investor partners include organizations such as Credit Suisse, JP Morgan Asset Management and the German State Savings Banks Investment company.
Mr. Scott Morgan, President of Horizon Investment Management, said that he saw a niche to allow Thai Institutional, corporate and larger private investors to participate in the top performing European markets. “It has traditional been very difficult for Asian Investors to enter the key markets, where sourcing, tax structuring, financing and development/asset enhancement all play such a key role in maximizing returns,” said Scott. “We have a proven track record using our own in-house funds together with Institutional and wealthy family investment partners in these markets and intend to exploit jointly with CBRE, relationships in Thailand to facilitate the increasing flow of capital from Asia to acquire assets in Europe.”
Horizon Investment Management’s investment strategies range from acquiring prime grade A properties for regular income return to higher return value add situations including refurbishment and development properties. Typically these are in the office and retail sectors but hotel, serviced apartment and residential developments will likely play a larger part in partnership with Asian Investors.
Mr. David Simister, Chairman of CBRE Thailand, commented that he was excited by the prospect of being able to actively serve Thai Investment clients wishing to invest overseas, where to date the problem has been getting local on the ground expertise to secure the best properties. He said simply brokering deals did not lead to the success clients’ required, but using Horizon’s structuring, financing and asset management experience, clients would have the same control and return potential from assets that they would have in their home markets. This would make investing overseas a significantly more attractive proposition.
Horizon Investment Management has acquired over Euros 3 billion (THB 126 billion) of commercial real estate assets since 2000 and currently have more than 860,000 square meters of assets under management in continental Europe. Horizon Investment Management has also acquired and sold Euros 2.25 billion (THB 95 billion) of commercial assets in the Asia Pacific region during the same period, mostly in Australia and Japan on behalf of European Institutions.
